Home watch and property care in Cancun
If you spend part of the year away, your Cancun home needs someone to check on it. With salt air, humidity and hurricane season, a small issue gets expensive when nobody spots it. We connect you with a local provider who visits your home and sends you photo reports.
What a visit covers
The provider walks the house with a checklist: leaks, humidity and mold, AC, pumps and the water cistern (most Mexican homes have one), locks, windows and garden. They run the taps, check the breaker panel and send you a photo report the same day.
You choose the frequency: weekly, every two weeks or monthly. During the rainy and hurricane season it is worth going more often.
Before and after every storm
Atlantic hurricane season runs from June to November. When a storm is forecast, the provider can secure patio furniture, put up window protection if your home has it and unplug equipment. Afterwards they check for damage, leaks and fallen trees and send you photos, so you can decide on repairs and have documentation for your insurer if needed.
Salt air gets checked too
On the coast, salt air corrodes ironwork, hinges, locks and outdoor AC units. Part of the job is spotting rust early and coordinating preventive maintenance with local technicians before parts need replacing.
Bills, packages and keys
Beyond visits, the provider can handle paying electricity (CFE, Mexico's utility), water, property tax (predial) and HOA fees, receive packages and hold keys to let in technicians or family. Always with prior notice to your community's gate.

Frequently asked questions
How often do you visit?
You decide. For homes closed for months we suggest at least every two weeks, and more often in hurricane season.
What happens if they find a problem?
You get photos and a proposal. Nothing is repaired without your approval, except emergencies you have authorized in advance.
Can they get into my gated community?
Yes, with your authorization and registration at the gate. We check with the HOA how to register the provider.
How much does it cost?
It depends on home size, visit frequency and extras. Ask for a free quote and we send you options.
