Country clubs and gated communities in Cancun
Cancun suits people who want a real city and the beach in one place: an airport with direct flights, hospitals, schools and gated communities with golf or a marina. We do not have our own confirmed lot inventory in Cancun yet. We will tell you when we do and, in the meantime, help you search.
A full city, right by the beach
Unlike a small beach town, Cancun gives you city services: private hospitals, shopping, bilingual schools, banks and notaries. Its international airport has the widest choice of direct flights to the US, Canada and Europe in the region, which matters if you travel back and forth several times a year.
That is why it draws families relocating with kids, remote workers and snowbirds who spend the winter here and the rest of the year up north.

What kind of communities you will find
Cancun has developments with a golf course and marina, such as Puerto Cancun, the Pok-Ta-Pok golf club in the Hotel Zone, and gated residential neighborhoods (fraccionamientos) such as Lagos del Sol or Arbolada. We mention them as examples of the area, not as our listings.
Each community has its own bylaws, HOA fees and rules on building, rentals and golf cart use. Read those rules before you fall for a place.
What we can do for you today
We do not have our own lot inventory in Cancun yet. If the city interests you, leave us your details and we will reach out as soon as we have something confirmed.
If you are on a timeline, we offer an assisted search: tell us the area, budget and whether you want a lot or a house, and we help you review third party options, paperwork and community rules before you commit.
Coastal living: salt air and hurricanes
Salt air corrodes metal faster than inland: ironwork, hinges, AC units, solar panels and golf carts all need more frequent maintenance. Atlantic hurricane season runs from June to November, and the coast is more exposed.
If you are not here year round, someone needs to check the house before and after each storm.
Services for your Cancun home
If you already own a home, we connect you with local providers for solar with battery backup, golf carts, home watch while you are away and concierge for your arrivals. We do not run these services ourselves: we introduce the right provider and follow up.
Services in Cancun
- Home watch and property care in CancunIf you spend part of the year away, your Cancun home needs someone to check on it. With salt air, humidity and hurricane season, a small issue gets expensive when nobody spots it. We connect you with a local provider who visits your home and sends you photo reports.
- Solar power and battery backup in CancunIn Cancun the AC runs most of the year, which pushes up consumption and your bill from CFE, Mexico's state utility. Solar panels cut what you pay, and batteries keep the lights on during outages. We connect you with local installers who work in coastal conditions.
- Golf carts in CancunIn Cancun, golf carts are mostly used inside clubs, marinas and gated communities: to get to the course, the clubhouse or the dock. We connect you with local providers to buy, rent, convert to lithium or service your cart.
- Concierge for your Cancun homeYou land in Cancun after a flight and want the house cool, clean and with a full fridge. We coordinate with local providers to get the house ready and organize your stay. We do not run these services ourselves: we connect you and follow up.

Frequently asked questions
Do you have lots for sale in Cancun?
Not our own confirmed inventory yet. We can alert you when we do and help you review third party options in the meantime.
Can a foreigner buy property in Cancun?
Yes. Cancun lies in Mexico's restricted zone near the coast, so foreigners buy homes through a bank trust called a fideicomiso. A Mexican notary walks you through it.
Cancun or Tulum?
Cancun offers more city services, hospitals and flights. Tulum is smaller and slower paced. It depends on how much time you will spend here and what you need nearby.
How much do hurricanes matter?
The season runs June to November. What counts is a well prepared house and someone to check it after each storm when you are away.
