Home watch for your Mérida house while you are away

Many owners winter in Mérida and leave in spring, right before the worst of the heat and the start of the rainy season. A house that stays closed from May to October needs someone checking on it. We connect you with trusted local people who do it for you and send photo reports.

May to October: when your house needs you most

A closed house in heat and humidity builds up mold, musty smells and sometimes problems nobody spots in time. Once the rains start, you can get roof leaks, seepage, blocked drains, insects and a yard that grows fast.

Salt air is not the issue in Mérida, it is moisture inside an unventilated house and water from heavy downpours. Catching it early is what keeps a small fix from becoming a big repair.

What a visit includes

A walk through inside and out, a check for moisture on walls and ceilings, a test of the mini split A/C units, water valves, the rooftop tank or cistern, pool and yard. After each visit you get a photo report by WhatsApp or email.

You choose how often. After a major storm there is an extra visit to confirm everything is fine.

Maintenance, bills, packages and keys

We coordinate the upkeep your house needs, such as servicing the A/C before the heat or redoing the roof waterproofing before the rains, always with your approval. Your utility bills and HOA fees can be paid for you too.

Your home watch contact can receive packages, keep a set of keys and work with your community's guard gate to authorize visitors and contractors.

A house ready for your return

Before you come back in the fall, the house is opened, aired out, the A/C is turned on and everything is cleaned. If you want groceries and the rest ready on arrival, we coordinate it through our concierge service.

Frequently asked questions

How often should someone check the house?

It depends on the house and how long it will be closed. Many owners prefer more frequent visits during the rainy months. We set the schedule with you at the start.

What happens if they find a problem?

You get photos right away and a proposed fix with a trusted provider. Nothing gets repaired without your approval, except an emergency we have agreed to handle.

Do I need to tell my HOA?

Yes. We register your home watch contact with the guard gate and the administration so they can get in without issues.

Will the reports be in English?

Yes, we aim to send reports in the language you prefer.
